Therefore has appeared the construction and architecture for that purpose. These disciplines have developed to a point where people could admire their progress. The architectural design of the buildings is not the only subject to admiration but the strength of the building materials too.

The long-standing building construction requires building repairs, so the newest one requests the same. As many building materials are used in these processes this time we will discuss once more the concrete as it is the most used construction material.

Concrete is not a regular building material but very powerful indeed. Its implementation takes place in many different kinds of building projects.

One of its uses is in the asphalt concreting. Actually the asphalt is the dark grey or black surface mostly bedded on roads and commercial areas. It is used in domestic undertakings as pathways or driveways and is much practiced as well. The main reason for its application in this case is its easily repaired advantage. Once the asphalt concrete is damaged the same could be easily changed and only repair the damaged area of the asphalt’s surface.

Another use of this building material is the retaining walls. Even if someone thinks that the concrete retaining walls are only for a special feature in any garden the purpose of its use is much bigger. It can be used for building a terrace or even more to hold heavy loads.

Furthermore, concrete is the most common building material for house and building foundations. The reason is seen in its toughness and durability. Since a little failure in knowledge can produce destroyable consequences regarding the matter so be aware that this kind of building undertaking as foundations is a serious thing. Some will advise you to evaluate the type of the soil first on which the foundations would be made and alone to start the process of foundations.

However the professionals have the needed knowledge so it would be advisable to ask for their professional help and opinion when making the foundations especially if its purpose would be to stand some heavy objects as fleet on that area.

Since the time has passed of self – made houses, nowadays there are many professionals and companies that undertake professional care and work on building houses, building repairs, refurbishment, facade restoration and many other building activities applied to all commercial and residential properties.

Your driveway is your own personal little highway. It connects you from your home to the world. It is just like a mobile phone; the only difference is that it is made out of asphalt or concrete. While maintenance of highways is none of your business, maintaining your driveway is solely your business. Considering the fact that you use your driveway every single day of your life, it would only be fitting to give it the maintenance that it deserves. If you see cracks in your driveway, you need to start worrying. If you see big potholes in your driveway, you need to start panicking.

To avoid this kind of situation, pothole repairs are a must. You don’t need to have to wait for the pothole to be as big as the Sahara desert before you start to do some kind of pothole repairs. A seemingly innocent crack can lead to potholes but if remedied immediately, the need for unexpected and out of budget potholes repairs is then eliminated.

Your driveway can either be made out of concrete or asphalt, either way cracks can still appear, potholes can still develop. This is why at first sign of it; an action towards solving it is a must. If you are too busy to just pour filler mixture in the crack, ask someone to do it for you or better yet pay someone to do it for you.

If you have an asphalt driveway, sealing it is the best way to keep it in its best condition. When trying to sealcoat your driveway, be sure to clean it and fix it first. Big cracks must be filled, oil spots must be rubbed and dust must be wiped. A squeaky clean driveway is synonymous to smooth and easy seal coating. The cleaner your driveway is, the better the seal coating can adhere.

After pouring the sealcoat mixture, leave it to dry for about 24 hours. This is why common sense will tell you that prior to seal coating; your car needs to be parked outside otherwise you may not be able to use the following day. Your driveway is your responsibility. While pothole repairs may not be that expensive, most especially if you do it on your own, it requires time. But if you address it immediately, you do not only get to save money but you get to save time as well.

The Outdoor Home Inspection Checklist

There’s a lot to consider when you’re selling a home. You will need to know condition it is in before you begin. In order to have the complete understanding, you will need a professional home inspector’s report.

You can do your own inspection before the inspectors arrives. Walk through your home and the property outdoors. You will want to make note in a journal of what you notice to be out of the ordinary or need repair. From your list, have the questions for the home inspector.

Let’s discuss items to examine outside of the home.

* Examine the driveways, sidewalks and paths for cracks int eh asphalt or concrete. The cracks can result in people falling over them. These can keep water within them and cause more damage.

* With retaining walls there should be no bulges or loose areas. An exuberant rain can result in a mud slide. Examine weep holes, if any exist, to secure they are clear.

* Look at the porches and decks. Verify that there is not sagging in the ceiling, loose rails or boards. Damaged steps? Make sure that the posts are fully rooted in the ground and that there is not rotted at footing.

* Remember to look at fences, stone walls and their gates. Note any leaning and loose parts, which could fall or blow off during a storm.

* Verify the sidiing has stains or not. Stains can be an indication of water or roof problems.

* look at carefully the siding for peeling paint, missing brick mortar or cracked stucco.

* watch for signs of insect or bird nests in or under eaves and even attic vents. Is there any animal waste? Think about what might have left it ?

* Look at the chimney to see if leaning. Be sure to check out the condition of the flashing. Look for peeling up or missing vents.

* Look at the gutters and downspouts for obstructions. Are they placed in a spot for good drainage? You might want to look at this when it is raining. Remember to look at the undersides of the gutters. Stains could indicate a leak.

* Thoroughly look at the foundation for cracks and bulges.

* Check out the sill at the base of the house’s framework. Look for any rot? Insects? Observe channels for raised mud. These are sign of the presence of termites. Use a sharp knife to see how much the wood gives.

* See whether the grade of the ground around the foundation slopes away from the house.

* Don’t forget the roofing. Look to see if there is missing shingles, cracks or crumbling pieces? Are there any dry, blistered, or curling shingles present? Examine for splits or rot in wood. check slate and tile for broken pieces. Remember to look for holes in flat roofs.

* Check the flashing and vent/chimney caps for missing or damaged parts. Also look for rust.

* Is there moss and other debris on the roof?

* Look carefully under trees where falling branches or jumping animals could have done damage. When the leaves fall off the trees in autumn, examine where the branches make contact with the home.

Having the understanding of your home inside and out, you will have an upper hand when dealing with home inspectors and prospective buyers.

Build Your Own Modular Home?

Because about 85 percent of a modular home is built in the factory before it arrives to your lot, many homeowners opt to be their own general contractor. This indeed has many advantages in additional cost savings and as well as control. By applying for a “sweat equity” finance loan there is a degree of savings, and overall being your own contractor can save you 10 to 30 percent in expenses. This makes this option attractive for some.

However, you will be earning your savings as you handle the tasks for which the builder is responsible. You will either complete or arrange subcontractors to complete several components of the site work and finishing work for your modular home. The following items are areas that will deserve your attention:

Land/Lot – Finding a lot for building is one of the earliest steps, but additional factors are required as well regarding the lot. This includes finding a surveyor to survey the lot, as well as an excavation crew to mold the lot according to where drainage patterns and clearing must occur. Also, a site plan drawn up by an engineer will be needed so that building permits can be obtained. This encompasses soil samples as well as drainage grades as well.

Foundation – Either a structural or foundation engineer will need to be contracted to assist with accurate foundation plans. Once designed, concrete services and framing will be needed to form the foundation accordingly. This is an important step particularly for modular homes.

Permitting – A laundry list of permits are needed including a building permit, electrical permit, foundation permit, etc. In addition, before completion, pest company evaluation of the soil and structure is needed, as well as a department of health inspection for many towns.

Crane and Set Crew – These may be provided by the manufacturer, but you are still responsible for overseeing their work and making sure they are available for the set-up process. You may decide to hire them outside of the manufacturer as this could save additional money; but be sure they are experienced in modular homes.

Connections and Finishing Work – Here you will need several subcontractors to assist with necessary items in completing your home after arrival. Subcontractors include electricians, plumbers, HVAC personnel, painters, flooring specialists, drywall repair experts, countertop installers, and possibly roofers. While the button up and tie in work is not vast, it is varied enough that an array of specialists are required.

Landscaping – This includes both “soft” landscaping such as plants, lawn and trees as well as “hard” landscaping such as driveways, walkways, decking and patios. Asphalt specialists may be needed for driveways as well as concrete or masonry specialists for other areas.

While this list is not entirely complete, it does cover the major areas. Compared to a site-built home, the task of being your own builder is far less challenging. Modular homes do facilitate your own involvement in being the builder which can save you a great deal of money in the end.
