10 Tips to Help You Sell Your Home Fast

Prospective homeowners are hypercritical. Ensure that you do everything you can to make the best impression from their first visit to (hopefully) their follow-up visits.
The first impression you get when a buyer is looking for a new home comes from the outside of your home. If the outside isn’t the right shape, size, or even color, a buyer usually won’t look any closer; however, if you meet the style criteria, you can still make a few changes outside to further entice a prospective buyer into your home.
1. Make sure your driveway is clean. If it’s concrete, you should especially ensure you wash off oil and dirt. New sealer on asphalt makes a huge impact on an older drive. Ensure any nearby flowers or grass is properly edged for a crisp, clean appearance.
2. Do some minor landscaping. You don’t need to do anything too expensive, but you can add color with seasonal annuals, pull weeds, add new mulch, cut back overgrown bushes, and trim trees that hang over the home. Above all else, keep your lawn mown. No prospective homebuyer wants to wade through knee-high grass to view a home.
3. Ensure your lighting works. If your home is viewed on a rainy day or in the evening, the outside lighting should be on. If you have two bulbs in a fixture, replace them both to ensure they emit even light. (Save the other bulbs if they still function to use elsewhere.)
Once the prospective buyer enters your home, ensure the area is clean, neat, and inviting. While most agents bring buyers in the front door, they will surely visit the back, side, deck, and garage areas.
4. Clean all entry doors. From shining kick plates and washing sliding-glass doors to pulling down cobwebs and sweeping out dirt, dust, and leaves, taking the time to clean up entries is important. Old wet newspapers, muddy mats, and dead bugs are just a few things that will make a buyer not want to enter your home. If the door won’t come clean, consider a quick coat of paint to brighten the appearance.
5. Make sure your garage is clutter free. Garages tend to get the worst of our “stuff.” If yours has slowly accumulated odds and ends over the years, take the time to clean it out. Organize what you want to keep and make the most of the storage space while leaving plenty of open shelf space.
When the prospective buyer gets into your home, now is the time to shine. One-time easy updates, weekly thorough cleanings, and daily spot cleaning will keep your home ready for its new owner’s first visit.
6. Paint your home a neutral color. If your teenage girl loves pink walls, tone them down while your home is on the market. Choose a light, neutral color throughout the home that will allow prospective buyers to imagine how they would decorate. Touch up trim and fill in any gouges or small holes in walls as you go.
7. Replace bad flooring. Consider adding new low-cost carpet, peel-and-stick tiles, and area rugs to cover problem areas. Peel-and-stick tiles are more “realistic” than ever and are an easy do-it-yourself project. If stains or problems are surface only, have carpets cleaned and floors polished. Make sure you check under furniture, beds, and movable objects for dust bunnies and stains.
8. Empty attics and basements. Like the garage, these areas can accumulate “stuff.” Purge, donate, and repurpose to get rid of old furniture and décor. Make sure they don’t smell musty or mildew. If they do, air them out whenever you’re home and add HEPA air cleaners or non-scented odor neutralizers.
9. Make windows sparkle. Clean windows thoroughly – get rid of every stray bit of paint, dust, or cobweb. Make sure they open easily. Add a small bit of petroleum jelly to sash channels to help them open easily.
10. Clean, Clean, Clean. Every week, take the time to clean your home top to bottom. Yes, it’s time consuming, but two or three hours can mean the difference between a sale and not selling. Get up 30 minutes earlier on work days so you’ll have time to vacuum when the family leaves. Buy mops with disposable cleaning pads to mop bathroom and kitchen floors. Spot clean refrigerator shelves and bathroom mirrors. Empty all trash cans and give the rooms a quick spritz of an odor-neutralizing spray. Put out fresh flowers if you can, or use essential oils to give the home a natural fragrance.

Though with an exceptional quality, but your carpet may look “ugly” long before it “wears” out. Make sure it doesn’t, which can be ensured with a comprehensive care program comprising of four stages :
1. Carpet Care: Preventative Maintenance

3. Carpet Care: Spot and Spill Removal
4. Carpet Care: Overall Cleaning
Carpet Care: Preventative Maintenance – Protect your investment before problems occur.
New flooring represents a substantial investment. These proper steps assure that your carpet shall stay attractive for years to come.
Place walk-off mats at all entrances: Walk-off mats should be used at the exterior of all entrances to absorb the soil and moisture. They can help trap the excessive dirt, sand, grit, and other substances such as oil, asphalt, or driveway sealer that would otherwise be tracked into the home. Mats should also be cleaned on a regular basis so that they don’t become sources of soil themselves.
Use a quality pad: You should always use a quality pad under your carpet, particularly on stairs. A good carpet pad not only provides better resilience and comfort underfoot, it extends the life of your carpet. As some carpets carry warranties with specific density and thickness requirements, one should be sure to review the warranty before purchasing the pad.
Occasional moving of heavy furniture: Move heavy furniture occasionally to avoid excessive pile crushing. You should also use floor protectors designed for carpets under the legs of tables, chairs, and other furniture to help distribute the weight. Do not use chairs or appliances with rollers or casters without a chair pad designed specifically for carpet which otherwise can cause heavy damage. While moving heavy wheeled furniture (pianos, buffets, etc.), prevent damage by placing a protective barrier of heavy cardboard or plywood between the wheels and the carpet.
Clean your area rugs: If you use area rugs on your carpet, be sure to clean them regularly. Clean and restore the pile of the carpet underneath as well. Also, be sure to check area rugs for colorfastness before placing them on carpet because the color in some rugs may bleed through. After cleaning your carpet, allow it to dry completely before replacing rugs.
Reduce long period exposure to direct sunlight: Protect your carpet from prolonged exposure to direct sunlight with the help of blinds, shades, or awnings.
Carpet Care: Vacuuming – The most important step in caring your carpet.
Vacuum carpet thoroughly and frequently, particularly in high-traffic areas. Realize that walking on soiled carpet allows the soil particles to work their way below the surface of the pile where they are far more difficult to remove and can damage the carpet fibers. Frequent vacuuming remove these particles from the surface itself before they get trapped underneath.
For rooms with light traffic, vacuum the carpet traffic lanes twice weekly and the entire area once weekly. In areas with heavy traffic, vacuum the carpet traffic lanes daily and the entire area twice weekly. Up to three passes of the machine will suffice for light soiling, but five to seven passes are necessary for heavily soiled areas. Change the vacuuming direction occasionally to help stand the pile upright and reduce matting.
The essentials to be observed while vacuuming the carpet are :
Check the quality of your vacuum: A good vacuum cleaner is vital for prolonged beauty and life of your carpet. An inexpensive machine can remove surface dirt but will not effectively remove the hidden dirt and particles embedded in the pile.
Select the best vacuum for your type of carpet: Jaipur Carpets recommends using vacuums with a rotating brush or combination beater/brush bar that agitates the carpet pile and mechanically loosens soil for removal. Carpet with thick loop pile construction, particularly wool and wool-blend styles, may be sensitive to brushing or rubbing of the pile surface and may become fuzzy. For these products, we recommend a suction-only vacuum or a vacuum with an adjustable brush lifted away from the carpet so that it does not agitate the pile. A vacuum with a beater/brush bar can be tested for excessive fuzzing in an inconspicuous location before regular use.
Pay attention to vacuum bags: Replaceable paper vacuum bags do a better job of trapping small particles than cloth bags. With cloth bags, the particles pass back into the room. High efficiency vacuum bags, also called micro filtration bags, trap even smaller microscopic particles (such as mold and mildew spores and dust mite byproducts) which are often found to be source of allergies. All vacuum bags should be checked often and replaced when half full.
Check the belt and the setting: Make sure the belt is in good condition and that the brush or beater bar rotates when in contact with the carpet. To adjust the vacuum to the correct height setting for the carpet, raise the beater/brush bar to the highest setting and then lower it until it is in enough contact with the pile to slightly vibrate the carpet several inches away from the machine. Do not lower it enough to cause significant slowing of the motor.
Change vacuuming directions: Change the vacuuming direction occasionally to help stand the pile upright and help reduce matting.

Driveway Health and Beauty : Keep Your Blacktop Driveway Looking New Longer
A driveway is often an overlooked or neglected part of your home. When new, or properly cared for over time, your blacktop driveway can be both functional and attractive. When not looked after, that same driveway could become an eyesore, or even a dangerous hazard.

Everyone loves a nice new blacktop driveway. Jet black and smooth, it serves as a contrast, bringing your property together. The kids play basketball or hopscotch while you barbeque or wash your car. But as seasons change and years pass, mother nature wreaks havoc on your beautiful new driveway, turning it into something cracked, gnarled, and crumbling.

The first step to proper maintenance and care of your driveway is understanding why it is necessary. Having this backround knowledge will add to your general common sense, and will make caring for your driveway seem like second nature.
The primary destructive force on your driveway is weather. More specifically, winter weather. Every winter, every year, your blacktop driveway is under attack. Cracks will begin to appear before your eyes, seemingly without direct cause. They start as small ‘hairline’ cracks, gradually becoming longer, wider, and deeper, eventually resulting in a split in your driveway. The invisible culprit is water. As water settles in minute crevices and recesses (what I like to call ‘Nooks and Crannies,’ to borrow a bit from Thomas’ English Muffins), and subsequently freezes, it expands (as water tends to do). When it expands, it applies pressure to the granules of asphalt, eventually forcing opposing sides apart, forming cracks. The process happens to every inch of your driveway, and is repeated as often as the temperature fluctuates enough to allow the water to melt and refreeze.

As frightening as this may seem, there is hope. It comes in the form of driveway sealer, such as that available from Velvetop. This wonderful product not only ‘seals’ your driveway, keeping out most of the water, but it also refreshes it, making it look nice and black again. You typically want to do this every other year, as sealing too often can make your driveway too smooth. If your blacktop driveway becomes perfectly smooth from over-sealing, water can freeze on top, turning your previously safe driveway into a sheet of ice. This can make pulling into your driveway dangerous for your garage, and pulling out of your driveway perilous for you.
If you’ve already sealed your driveway smooth, or had the misfortune of purchasing a new home already equipped with one, there is a simple way to replace the missing traction. Slurry sealer is basically regular sealer, with sand added. The sand, while leaving a slightly duller finish, will provide the necessary roughness to combat a loss of traction, and help prevent a costly accident.
Larger cracks should be repaired with a filler, specially made for this purpose, prior to sealing. The fill usually contains fiberglass or some other binding agent to give it body and keep it from eroding right back out. Sealing over the filled, dried patch will reduce any color differences between the fill and the rest of the driveway and form a more lasting repair.
While the winter may be the worst time for your driveway, the spring and summer are not without dangers of their own. This is the time of year when you may notice lumps forming in your driveway. The signs and causes vary, and each needs to be addressed differently. A single bump, usually round and isolated, is most often caused by a mushroom patch growing under the top layer of asphalt. This can occur if spores are present in the fill or gravel used to level the driveway prior to asphalt being poured and tamped. Fortunately, a mushroom bump is easily repaired and usually can be done without leaving unsightly marks. Simply place a flat, sturdy piece of metal or wood over the bump and hammer the area firmly until it is flat again.
However, if your lump is elongated at all, it will be caused by roots growing under your driveway. Some trees and bushes grow their roots outward, over time covering many feet in length, so even a tree across the yard from your driveway could potentially cause problems over time. Only a keen eye and attention to detail will alert you to a growing problem until it has become easily noticeable. Cutting the root at the base of the driveway where it first penetrates is the only way to correct this situation; however you will be unable to tamp down the lump unless you can remove the root (which is unlikely). After a few seasons, you may be able to tamp it down slightly as the root decays beneath.
There are other causes of driveway degradation, such as sink holes. These can form when a driveway is layed over ground that has not properly settled. Usually these come as a surprise, and one morning you will wake to see a nice hole in your driveway, ranging anywhere from a few inches to many feet across. Unfortunately, there is no simple repair for this, and the only fix lays in taking proper precautions prior to laying your asphault. A sink hole is a death sentence to any permanent structure above it.

Asphalt driveways can get damaged and develop cracks as a result of everyday wear and tear. While asphalt driveway is long-lasting and durable as compared to some of the other varieties, regular maintenance can further enhance its dependability and the amount of time it lasts.
This article provides some valuable and easy to use tips for cleaning and maintaining your asphalt driveway:
Cleaning the Driveway
Although, a tiny oil spill may not seem too harmful, it can cause serious damage to the driveway by seeping into the surface and breaking the asphalt. Follow the below mentioned procedure to perform regular driveway maintenance.
Begin by removing weeds or tiny plants that may have developed inside the cracks, with the help of a spade or any other sharp edged object.
Spray water at high pressure to remove loose or cracked asphalt from the surface of the driveway and use a broom to clean the exterior.
Spray some cleaning liquid onto the affected areas and wipe thoroughly with a brush before washing thoroughly with water to remove oil and chemical stains.
Make sure that there is no loose debris before beginning the repair work. If necessary, use a vacuum cleaner to clean the driveway.
Wait for a few minutes before the area becomes dry and ready for repairs. Check to see if it is completely dry before beginning the work.
Repairing Cracks in the Driveway
For small cracks, use rubberized asphalt to fill in the cracks and smooth the surface with a putty knife. Use the putty knife to fill the cracks completely with rubberized asphalt and make sure that none of it spills out onto the surface.
Large sized cracks can be filled up using commonly available putty and leveling it with an iron rake. Allow it to dry before using the driveway.
It is important to fill the driveway and seal it for proper maintenance and long-life. To do so, start by wetting the driveway with a gentle spray of water. Next, pour a driveway sealer approximately one foot wide across the length of the driveway. Spread the strip to a width of around four feet with the help of a brush. Repeat the process to cover the entire driveway.
Remove the excess sealer carefully using a brush. Start the process from the up and carefully move down the driveway to complete the procedure. Give it at least a few hours to dry.
Your renovated driveway is now ready for use!
